How To Make Your First Million In Properties In The Next 5 Years?
Even if you have small capital with zero experience...

Wow! Is it really possible? Sounds a little too good to be true for me.

RM1 million sounds like a lot of money, and yes it is, 
if you try to get them by working and saving.

But not when you are using money to make money.
Imagine if you have a RM2 million properties now and 
they go up in value, say 50% in 5 years time,
that's a RM1 million profit!
(and even if they go up by half, 25%, that's still a RM500k profit!)

But, I don't have RM2 million...

No smart investor invests with cash! 
Poor people put their money in the bank so that the rich people can borrow it to hire them to work.
It's sad, but true.
A smart investor knows how to play the rule of capital leverage,
especially nowadays, there are many deals you can invest in,
that have high bank value and rebate,
that can essentially help you invest with almost zero capital!

But, RM2 million debt! That's very risky isn't it?

First of all, if you want to make millions, you got to be comfortable to deal with million dollar risks.
Otherwise, you will always be playing small. That said, smart investors take calculated risks.
RM2 million debt is risky if you do it without a plan and go all in at once.

What about buying your first property worth RM400k, rent it out,
have the rental cover the instalment, and only then do you go invest in another one,
rent it out, repeat, until you have 5 X RM400k properties giving you income every month?
It's so much safer this way because you are taking it one step at a time!

But the economy is so bad now and the lock down is still here,
who's gonna rent?

A smart investor is always looking at what's gonna happen in future, not now.
Only because of the depressed economy and lockdown, do you get desperate developers and sellers selling their properties to you on a fire sale price. (They need cash badly now...)

That's why you will be able to buy at such a good bargain 
and have below bank value & rebate such that you don't need any capital!
Once the lockdown is over and economy RECOVERS (in a year),
your property will become in demand again and you can flip for a good profit if you like!

That said, I bet you have heard horror stories of people losing money in property investments. Here's why...

They are buying based on hopes and dreams.
The property they buy are "futuristics" and "emerging"

We don't do that.
We only invest in established neighbourhoods we know
That already have a proven rental market
and we have a good plan to rent them out.

So we are not hoping FOR the price to go up BECAUSE we make money when we buy!
For this to happen, you need to have a rental strategy and also be able to buy at a low enough price 
(Hint : Now is pretty low)
